We have everything from apartments to condos to houses located throughout Athens. You’re sure to find a student rental in a desirable location that has the size and features you want. That’s whether it’s a Court Street upstairs apartment or a cozy house with a yard in one of Athens’ funky student neighborhoods. We can help you out.
Not every rental property is made equally—from dingy student housing that hasn’t been updated in decades to college rental homes that are falling apart at the seams, there are quite a few types of properties that you would want to avoid renting out for the school year. Thankfully, that’s not the case with any of our properties around the city. Rental Housing for Everyone
We’re not just a student rental company. We feature an extensive listing of properties that cover every need and lifestyle, with some better for non-students. Nothing beats the convenience of renting out a studio apartment or one-bedroom home in the heart of the city when you work close by. It saves you the commute from the suburbs, and you have access to all the resources and fun things to do that comes with being close to the action. Just because we primarily cater to students for their close-to-campus rental housing doesn’t mean anyone else is excluded—we have properties in tons of quieter neighborhoods that are pulled further away from campus and uptown Athens.
Krause features some of the best options for Athens rental houses and apartments and Columbus apartments. This is whether you’re looking for a rental for your family, you’re a university professor looking for quick housing options before the semester, or just a student looking for a quality, well-situated place to live. Browse our website to see the possibilities. In Athens, we have properties close to uptown and campus, or in quieter areas where you can get away from it all. In terms of style and neighborhoods, our housing opportunities are as diverse as Athens itself. All of this applies equally to Krause’s selection of Columbus rental properties close to OSU. Many of the neighborhoods surrounding Ohio State’s campus feel like their own little pockets, so depending on where you’re looking at, it might not necessarily feel like you’re in a rental right down the street from campus. And with the Short North Arts District and the main freeways close by, you can be anywhere you need to be in central Ohio within about 20 minutes from any of our units.
Looking for Housing in Athens, Ohio? Krause Rental Properties Has You Covered
We have rental locations to keep you immersed in the action. Or if you prefer less frenzy, Krause offers cozy, quiet locations offering reprieve from the hustle and bustle. We can offer views, pools and yards, or convenient Athens apartments near the uptown bars and restaurants. Krause Rental Properties has a bevy of quality student rentals near Ohio University. We have numerous rentals in popular student neighborhoods including Mill-Palmer-Stewart Street, College Park and University Commons, plus the main drag, Court Street. We also offer houses tucked away in quieter locations. These include the funky West Side, the legendarily wild student neighborhoods at Palmer, Mill and Stewart streets. We have duplexes that offer the advantages of living in a house without the need for roommates.
The best part about living in Athens no matter if you’re renting for school or to be close to work, is that every neighborhood is vastly different from one another. If you get a rental around the corner from Court Street, you’ll be within walking distance to most everything the city has to offer, and you’ll be right across the way from Ohio University’s lively campus. Other neighborhoods like Mill-Palmer-Stewart, or any homes for rent around East State Street, are less lively but still close to all that matters.
We Also Have a Small Selection of Rentals in Columbus
While our offerings in Columbus aren’t quite as extensive as our Athens rentals, we have a variety of one and two-bedroom rental homes in the area perfect for college students at Ohio State, or simply for someone who’s looking to be close to work downtown or be in a more happening area. For those with large friend groups, we’ve also got a few rental homes with five bedrooms and a single six-bedroom home for rent. Most of these units are located in the south campus neighborhoods or close to Lane Avenue, one of the main roads running through campus.
Pros and Cons of Choosing Student Housing On- or Off-Campus
As you search for Athens or Columbus rental housing, one decision you may face is whether to live on campus or off. Perhaps you’ve already had this discussion with your parents. You’re weighing the options before you make a commitment. While both choices have their own merits, the decision is ultimately up to what kind of lifestyle you want to live when you’re off at college. Since we work with students every day, we’ve got a pretty good idea of the benefits and drawbacks of both options.
On Campus
Living on campus puts you smack in the middle of the exciting college experience. This may be especially appealing during your freshman and sophomore years. You’d just getting your footing in college and getting used to living away from home. Living on campus puts you within convenient reach of social activities, your classes and all the campus amenities. You can save money on driving. You may also feel safer, if that is a concern. (In any event, if you’re a non-commuting underclassman without a qualified exception, university rules dictate that you live in a dorm.)
However, when you live on campus in the dorms, roommates are a non-negotiable, and you have to share small living spaces with someone else—sometimes multiple someones if you get a suite. This means that you also have to share restrooms, showers, and common areas, and your roommates could potentially be randomly assigned when living on campus. It doesn’t take a rocket scientist to see where this could end in disaster, and you just wouldn’t have the same issues if you were shacking up in a studio apartment for students and living alone. You’ll also be living in a highly-populated building, so if you value peace and quiet, on-campus student housing might not be the right choice for you.
Off Campus
But living in a dorm isn’t for everyone. Perhaps you value your privacy. You just think you’d be happier with your own room or with a few friends in rental housing in Athens or Columbus. When you rent, you’ll have your room to retreat to. Then when the notion to mingle hits you, you’ll have the common area in the living room, den or front porch. Or, if you’re living by yourself in a studio or in a rental home with a single bedroom, you’ll likely be close enough to friends’ places that you can go enjoy some fresh air and walk over. Easy enough!
Living off-campus also gives you the freedom to do what you want when you want—you won’t have an RA breathing down your neck, and you don’t have to abide by dorm rules (although make sure to fully read your rental lease to understand what you can and can’t do with your rental). You can head out to party with friends and not worry about getting back in late or waking up dorm-mates as you stumble into bed. You might not be right on campus, but once you move to an Ohio University off-campus rental, the entire city opens up to you to explore at your leisure.
Do you study better when you have a room to yourself in a non-institutional setting? Then maybe off-campus housing is the best option for you. It’s hard to study when you’re in a dorm and have someone else not even 10 feet away from you doing their own thing. A big house for rent with four bedrooms would still give you the social aspect of dorm life with multiple roommates, but you would have your own space to spread out and study without interruptions in your own room. Need to watch your bottom line? Sometimes, it’s cheaper to share an off-campus rental with some friends.
When renting, make sure you and your roommates all understand how much each of you will owe – including utilities – each month, and when it’s due. Also take into consideration your commute time – will you be walking, cycling or driving? Is there bus service available? If you have a car, ask what sort of parking, if any, is available with the rental? Unlike many Athens or Columbus rental companies, Krause Rental Properties does rent parking spaces. Make sure you ask us if you have a car and your rental lacks off-street parking—we have a plethora of parking spaces available for rent for when your rental doesn’t come with included off-street parking. Don’t assume that you can park your car on the street without hassle or aggravation. The city of Athens has a 24-hour parking law that will force you to move your car every day or else you’ll get ticketed and fined. Unfair as it may be, it’s the law in Athens, and the parking enforcement officers can and will find the cars that have remained stationary for more than a full day. Finding a parking spot near your Athens Ohio rental housing can be a time-consuming hassle, but it doesn’t have to be when you have a dedicated parking spot that’s off the street.
Also, pay attention to the fine print in your lease agreement. Understand the duration of the lease and any penalties for breaking it. Also be sure to look for any particular rules that pertain to your off campus rental home—there might be certain stipulations about what landlords don’t want tenants doing in their properties.
There’s a lot to think about when you rent an Athens or Columbus house or apartment. Krause Rental Properties will guide you through the process whether you’re renting one of our quality rentals in Athens or Columbus.
