How Long Should the Lease for My Student Rental Last?

One of the major decisions you’ll need to make when seeking a house or apartment for rent in Columbus or Athens is the length of your lease. Students usually decide among a one-year, three-month, six-month, nine-month, or month-to-month lease. Less than one-year leases are basically just more expensive versions of the one-year lease. Each of these arrangements has pros and cons, and they all depend on how long you’re planning to live in the Athens area while you attend school.

In general, you can figure on rent being cheaper the longer you agree to rent a house or apartment. Conversely, a short-term lease probably will cost you more.

Signing a lease obligates you to fulfill the terms. You could face some serious consequences – both legal and financial – if you abandon a lease. You may have to find someone to sublet if you have to leave your rental before the lease ends. The terms of the lease may make you partially responsible for whoever takes over the apartment or house, so it’s important to find someone reputable that you can trust if you’re looking to sublet your current college rental apartment. Completely abandoning or being responsible for someone else’s actions and behaviors in a space with your name on the lease is a situation to avoid if you can help it.

One-Year Lease

This is usually the cheapest – and easiest – lease agreement you will find for a rental in Columbus or Athens. You’ll be protected against rent increases for the term of this lease. That’s automatically a win if you’re looking to keep an off-campus apartment that doesn’t cost too much to rent. Your price is locked in for the duration of the year you’re there and you can budget easier without any unexpected surprises. You should be certain the rate is set before you sign the lease. Sometimes you can find a landlord who’ll negotiate on terms if you’re willing to sign on for a year, as it’s much easier for them to not have to go through the process of finding a new tenant for a space at a potentially slow time for the rental market.

Obviously, the biggest inconvenience of the year-long lease is that situations change and you may want to leave before the year is up. For example, if that rental home in the perfect location next to campus doesn’t live up to your standards, the thought of being in it for a year might be enough to drive you crazy. Or you may already know you’re only going to need it for August through April if you’re not sticking around for the summer. Discuss with the landlord what obligations you’ll have if you have to break the lease, or whether a nine-month lease is available. It should be spelled out in the rental agreement. Nine month leases are great for most students, but year-round leases are perfect if you’re staying put in Athens for the summer or taking a couple of classes to give yourself an extra leg up on college.

Month to Month

The main disadvantage of a month-to-month rental is the landlord can increase the rent anytime. Which isn’t great if you found and signed for one of the most affordable college apartments at Ohio University one month, and suddenly the next month of the lease, the price is jacked up and you have to recalculate your whole budget. On the other hand, you have the flexibility of moving whenever you want, if things don’t work out for one reason or another, or your own circumstances change. Some people love the freedom of being able to leave a lease at almost any given time, but others are going to be much more inclined towards the predictability a year-to-year lease offers.

A month-to-month arrangement is almost always more expensive for the renter, and such rentals can be harder to find. However, this type of rental does allow you to try out a place and see if you like it. Sometimes, you can then enter into a longer lease with the landlord. Keep in mind, though, that not many people enjoying moving a lot, and you probably aren’t one of them who does.
