When you sign a lease, you are legally required to uphold it. Read the fine print. A simple clause, hidden deep within the contract, can come back to haunt you. Here are a few things you should consider before signing your name to any rental contract when it comes to Ohio University housing.
Read the entire contract through carefully. Don’t just skim it. A few words can mean all the difference in the meaning. Make sure you understand everything. If you are confused, talk to a lawyer. Ask for specifics from the landlord. Get any changes in writing.
Note the length of the contract. Will you be responsible for rent during the summer months? Can you sublease the apartment? Does the lease end before the school year, or force you to move before graduation? Do you have the option to renew next year, and will there be any rent increases?
Are there any additional charges besides the rent? You will probably be expected to pay a deposit and maybe first and last month’s rent. Are you responsible for the utilities, and what exactly are they? What are the terms of the deposit and how can you get it back? Always inspect a property and document any damages before you move in.
Are pets allowed and is a pet deposit required?
Changes in the Lease
If you make any changes to the lease, get it signed in writing. Word of mouth has no legal weight. Unless you specifically have it in writing, the law often sides with the landlord when it comes to challenging your Ohio University housing manager.
